If the home you have under contract has a fireplace, stove, or other heating system, we always recommend adding a chimney and system inspection to your home inspection list.

Service Description


Canyon Chimney Sweeps has three different levels of CSIA-approved inspections, varying from Level I (annual), to a Level III (most detailed). Depending on the condition of the house and the initial visual condition of the chimney or system, we may vary our recommended level of inspection.

When we first arrive, our inspectors will conduct an overall visual inspection to determine the condition of the heating system. If necessary, we can run the system to ensure that it has proper drafting (backdrafts can cause smoke problems), proper waterproofing, is free of debris and is functioning efficiently. We will also ensure that all components of your chimney are in good condition, as spark arrestors and chimney caps are subject to overuse and damage from adverse weather.


When is this Relevant?

This service is recommended for all prospective homeowners and investors before purchasing a home or property. In addition, we recommend this service for all property managers, especially in Big Sky, prior to adding a home to your management roster.

What level of inspection should I get?

This can be a collaborative decision, but we typically recommend at least a Level II inspection for all real estate transactions. The differing levels of inspections are outlined below:

Level I:

  • A visual inspection of all elements of the chimney and heating system

  • Verifies no creosote buildup, obstructions, or visible damage

Level II:

  • A visual inspection of all elements of the chimney and heating system

  • A camera inspection of the entirety of the chimney flue

  • Verifies the condition of the interior of the chimney, the flue, the damper, and all other components

Level III:

  • A visual and camera inspection of all elements in the chimney and heating system

  • Disassembly of common failure points to ensure there are no concealed issues or damage

  • This level is recommended when serious damage is expected.
